The full operational scope of a facility

Nine areas of work that cover day-to-day operation and emergency situations, plus capabilities carried over from data centres into commercial real estate.

Our principle

One contractor instead of ten contracts

Facility operation rarely breaks down along a single discipline. A leak in a heat substation brings floor repairs with it; damage to a cable line requires a testing laboratory and special machinery. We take on the whole scope: diagnostics, materials, subcontractors, the works themselves and the completion documents.

Pricing on request. Every facility is calculated individually: equipment, floor area, remoteness and response requirements vary too widely for a standard price list to work.

Service parameters are individual. The frequency of works, response times and the standby resources involved are fixed in the contract for each specific facility.

Area 1

Operation and emergency response

The core of our work: keeping the facility running and returning it to normal quickly when something fails.

Emergency repair and restoration

Rapid elimination of failures in engineering networks and equipment, with restoration of the affected infrastructure section.

  • Fault location and isolation, including with an electrical testing laboratory
  • Restoration of cable lines, installation of cable joints, testing
  • Elimination of leaks, bursts, blockages and equipment failures
  • Work at weekends and at night by arrangement

Technical operation of data centres and technical buildings

Keeping a facility with complex technological infrastructure, its engineering systems and grounds in working order.

  • Scheduled inspections and maintenance to the client's list
  • Monitoring of power supply, climate and water supply parameters
  • Request handling and reporting on completed works
  • Compliance with the facility's access and security regime

Monitoring of buildings and engineering systems

Watching systems while they run, so that a deviation becomes a work request rather than a failure. Our main area of development.

  • Monitoring of power supply, climate and water supply parameters
  • Response to a deviation before equipment fails
  • Roll-out to commercial facilities — data centres, offices, malls, hotels
  • Transparency for the client: system status and request history
Area 2

Engineering systems

Water, heat, drainage and electricity — four systems, the failure of any one of which stops the facility.

Water supply and water treatment

Our largest area by request volume: 82 requests during 2026.

  • Water delivery to facilities, including remote ones
  • Water quality analysis and filtration
  • Maintenance of water supply and water treatment systems
  • Repair and replacement of pipelines, shut-off valves and pumps

Sewerage, liquid waste and drainage

The sanitary condition of the facility and year-round drainage performance.

  • Removal of liquid domestic waste by specialized vehicles
  • Pumping out and cleaning of drainage and sewer manholes
  • Clearing blockages, repair of drainage components
  • Compliance with sanitary requirements and waste removal reporting

Heating, DHW and heat substations

Heat substations, water heaters, gas and heating equipment — including preparation for the heating season.

  • Replacement of valves, taps and circulation pumps
  • Elimination of leaks and air locks, descaling
  • Scheduled burner servicing and inspection of internal gas pipework
  • Servicing of water heaters and hot water preparation units

Electrical systems and lighting

From switchboards and cable lines to LED strips in technical rooms.

  • Diagnostics and repair of cable lines, high-voltage testing
  • Repair and assembly of switchboards, replacement of breakers and relays
  • Installation of connection points and sealed enclosures outdoors and on roofs
  • Repair and commissioning of lighting systems, replacement of luminaires
Area 3

Building, grounds and supply

The works without which a facility looks and performs worse than its engineering core deserves.

Routine repairs of buildings and premises

  • Floor repairs: grinding, levelling, wear-resistant coatings
  • Repair and adjustment of door units, replacement of locks, thresholds and hinges
  • Repair of sliding and swing gates, restoration of leaf geometry
  • Finishing and concrete works, repair of façade elements

Grounds maintenance and upkeep

  • Removal of snow, waste and construction debris
  • Washing of administrative and technical building façades
  • Landscaping, painting of kerbs and site elements
  • Seasonal upkeep of driveways and yards

Procurement and utility supply

  • Purchase and delivery of consumables and components
  • Utility goods and materials for daily operation
  • Sourcing of equivalents when an item is unavailable
  • Reporting on purchases and materials handed over to the facility
Extended technical scope

Data centre capabilities — for commercial facilities

Equipment that is serviced to a strict schedule in data centres usually runs "until it breaks" in office buildings and hotels. We offer a different order of work — as part of an integrated operation contract.

Power supply

Transformer substations, incoming switchgear, uninterruptible power supplies, diesel generator sets.

Climate and HVAC

Chillers, fan coil units, air handling units, air conditioning systems, refrigerant leak repair and recharging.

Extra-low-voltage systems

Access control, CCTV and fire safety systems — condition checks and fault rectification.

Energy audit

Assessment of a building's resource consumption and proposals for reducing the client's operating costs.

Honest about status: we roll these areas out at facilities as part of integrated service contracts and on individual requests. The scope of work, the equipment list and the specialists involved are agreed before the contract is signed — with no promises of "everything at once".
Ways of working together

How to structure cooperation with us

Option 01

Integrated operation

Continuous facility service under a contract: scheduled works, emergency response, supply and grounds — in a single agreement.

Option 02

Scheduled system maintenance

Routine works on an agreed list of systems: heat substations, water treatment, electrical systems, lighting.

Option 03

Emergency call-outs

One-off elimination of a failure with restoration of working order and closure with completion documents.

Option 04

Individual works

Routine repairs, liquid waste removal, grounds maintenance, purchase and delivery of materials — per request or under a one-off contract.

Quotation

What we need in order to price the work

  • Type and floor area of the facility, city
  • List of engineering systems and key equipment
  • Response time and site access requirements
  • Format: continuous service or one-off works
  • Reporting and work closure requirements

We prepare a proposal on that basis. If the facility is non-standard, we visit it before pricing.

Next step

Describe your facility — we will come back with a proposal

We reply within one business day. For emergencies, calling is faster.
